Having acquired this building in 2015 from a Family Trust for £77.2m, this 95,00 sq ft office building was single let to the law firm, Withers LLP, until June 2025, with a break in September 2018. Following successful negotiations and an attractive settlement package, Withers optioned their break.
James led the professional design team that achieved Planning Permission to infill the atrium, add two additional floors with large terraces and reconfigure the internal core, including a double height reception. In total, increasing the massing by over 20% to 115,000 sq ft.
Practical Completion was achieved in Q2 2021 and quickly secured a majority pre-let to an international media company.
Once complete, the building will have a GDV in excess of £170m.
